Frequently asked questions
Renting, buying and everything in between. If your question is not here, write to us.
Renting
What do I need to rent an apartment?
Usually a passport or ID, proof of income (payslips, an employment contract or a recent tax return) and, in Portugal and Spain, a local tax number (NIF or NIE). We tell you exactly what each landlord asks for before you apply.
How much is the deposit?
Most long-term rentals ask for one or two months' rent as a deposit, sometimes plus one month in advance. The exact amount is on the listing and in the contract we send you before you sign.
Can I rent before I arrive in the city?
Yes. We can show you the home by video, send you the contract to sign digitally and hand over the keys when you arrive.
Buying
Can foreigners buy property in Spain, Portugal and Poland?
Yes. In Spain you need an NIE and in Portugal a NIF. In Poland, citizens of the EU and the EEA can buy apartments without a permit; for others, we put you in touch with a lawyer who can check your case.
What costs come on top of the price?
Plan for purchase tax, notary and land registry fees and, if you take one, mortgage costs. As a rough guide, set aside around 8 to 12 % of the price; we give you a breakdown for every home.
Do you help with mortgages?
We work with independent mortgage brokers in each city and can introduce you. The decision and the choice of bank are always yours.
General
Which cities do you work in?
Lisbon, Madrid, Valencia and Warsaw. Each city has its own local team.
Do tenants or buyers pay a fee?
For rentals, any agency fee is shown on the listing and follows local rules. For purchases, our fee is usually paid by the seller.
Is The Property Agency a real company?
No. The Property Agency is a fictional agency, and this website is a demo of Rentamos, the CRM behind its listings, enquiries, journal and events.
