Renting

Renting in Lisbon as a newcomer: NIF, guarantors and deposits

Moving to Lisbon and looking for a flat? Here is what to prepare: your NIF, a guarantor or an alternative, the deposit and the documents landlords usually ask for.

Start with your NIF

Almost everything in Portugal begins with the NIF (Número de Identificação Fiscal), your tax number. Landlords need it to register the lease with the tax authority, and you will also need it to open a bank account or set up utilities. You can request one at a Finanças office or through the tax authority's online services. If you live outside the EU, you may be asked to appoint a fiscal representative, so allow some time for this step.

The fiador question

Many Lisbon landlords ask for a fiador, a guarantor who agrees to cover the rent if the tenant cannot. Traditionally this is someone living in Portugal with a stable income, which is exactly what most newcomers do not have. Common alternatives include paying several months of rent in advance, a bank guarantee or rent guarantee insurance. It is worth asking early which of these a landlord will accept.

Deposits and advance rent

A deposit (caução) is usual, often one or two months of rent, and it is returned at the end of the lease once the condition of the flat has been checked. On top of that, you will typically pay the first month in advance when signing. Ask for everything to be written into the contract, including how and when the deposit will be returned.

What landlords usually ask for

  • A passport or national ID card
  • Your NIF
  • Proof of income, such as an employment contract, recent payslips or bank statements
  • A guarantor or an agreed alternative
  • Sometimes a reference from a previous landlord

A few practical tips

Have your documents scanned and ready before you start viewing, because well-priced flats in central neighbourhoods tend to move quickly. Check whether the rent includes the building charges (condomínio), and ask who pays for water, electricity and internet. Once the lease is registered, the landlord should issue electronic rent receipts, which are useful for your own records.
